Notices at Riverside Court (giả định)
A – Water supply Please note that the water will be turned off on Thursday 12 November between 9 a.m. and 1 p.m. while new pipes are fitted in Block B. We recommend that residents store some water the night before. We apologise for any inconvenience.
B – Residents’ Gym The gym on the ground floor is open from 6 a.m. to 10 p.m. every day and is free of charge for residents. Children under 16 must be with an adult. Please wipe the machines after use. Food and glass bottles are not permitted.
C – Parking Each flat has one parking space in the underground car park. Visitors may park in the spaces marked “V” for up to three hours. Cars left in a resident’s space without permission will be removed at the owner’s cost.
D – Lost property A child’s blue jacket and a set of house keys were found near the lifts last week. If they belong to you, please collect them from the management office, which is open Monday to Friday, 8 a.m. to 5 p.m.
E – Repairs If something in your flat is broken, please fill in a repair request form online or at the management office. Urgent problems, such as a water leak or no electricity, should be reported by phone at any time, day or night.

✍️ 4. Thực hành – 25 phút
- Với mỗi câu 1–7, gạch cặp từ đồng nghĩa giữa câu hỏi và thông báo (10 phút).
- Viết 1 thông báo ngắn (50–60 từ) cho tòa nhà hoặc văn phòng của bạn: ví dụ cắt điện bảo trì, quy định phòng họp. Dùng ít nhất 3 cụm ở bảng trên (10 phút).
- Đọc to thông báo B và E (5 phút).

Trước khi ký hợp đồng thuê (bằng tiếng Anh), hãy tìm ngay 4 thông tin: tiền thuê, tiền cọc, thời gian báo trước, ai trả tiền sửa chữa. (Trích hợp đồng giả định; chỉ để luyện đọc, không phải tư vấn pháp lý – khi ký thật, hãy hỏi người có chuyên môn.)
Tenancy Agreement – extract
2.1 The rent is 9,000,000 VND per month, payable on or before the 5th day of each month by bank transfer. 2.2 The tenant will pay a deposit equal to two months’ rent. The deposit will be returned within 14 days of the end of the tenancy, less the cost of any damage beyond normal wear and tear. 4.3 The landlord is responsible for repairs to the structure of the flat and to the electrical and plumbing systems. The tenant is responsible for replacing light bulbs and for any damage caused by the tenant or their guests. 6.1 Either party may end this agreement by giving at least 30 days’ notice in writing.
